The Gold Coast runs the highest concentration of short-stay accommodation in the state, and it
does it in one of the harshest residential environments in the country. Salt-laden air moves
inland for kilometres, and it attacks hardware, fixings and air conditioning condensers on a
timeline that would look like neglect anywhere else.
Add a booking calendar that barely breathes between school holidays, event weekends and
Schoolies, and the maintenance window on a Gold Coast property gets very narrow. Owners here are
often trying to fit a two-hour repair into a five-hour turnover, in a building that will not let
a trade through the loading dock after 4pm.
