A market split between towers and timber

Brisbane short-stay stock falls into two very different maintenance problems. There is the apartment side, concentrated through the CBD, South Brisbane, Fortitude Valley, Newstead and Kangaroo Point, where the faults are mechanical and the obstacle is building access. Then there is the character side, the renovated workers cottages and Queenslanders through Paddington, West End, New Farm and Bulimba, where the faults are structural and seasonal.

Timber homes move. Casement windows stick in the wet season and rattle in the dry. Stumps settle, doors that closed perfectly in July stop latching in February, and any timber deck that has not been sealed for two summers will tell you about it. None of that is a defect. It is what the building stock does here, and it needs someone who expects it.

Sitting over both is a subtropical storm season that arrives every November and reliably finds whichever gutter, downpipe, window seal or roof flashing was overdue. The Brisbane properties that get through summer without a callout are almost always the ones that had someone up a ladder in September.

For properties through New Farm, Teneriffe, Newstead, Fortitude Valley, the CBD and Kangaroo Point, that proximity is the difference between a same-day attendance and a next-available one.

Humidity, condensation and mould

Brisbane summers put real moisture load through a sealed apartment. Underperforming bathroom exhausts, blocked aircon condensate drains and failed shower silicone turn into visible mould on a ceiling, which is one of the fastest ways to lose a review. It is cheap to prevent and expensive to remediate.

Storm season finds the weak point

November to February brings hail, horizontal rain and enough water volume to overwhelm a gutter that was only half blocked. Gutters, downpipes, window seals and roof penetrations are worth clearing in early spring, before the first serious cell comes through.

Character homes move with the seasons

Timber cottages and Queenslanders swell and shrink between wet and dry. Sticking doors, jamming sash and casement windows, gapping floorboards and settling stumps are all normal here and all fixable, but they need adjusting rather than forcing.

Event-driven demand spikes

Brisbane runs on events, conferences and a sport calendar that keeps building toward 2032. Demand arrives in concentrated bursts, so a property offline during an event week costs far more than the same week in a flat month. Plan maintenance into the gaps between them.

Can you deal with mould in a Brisbane apartment?

We deal with the cause, which is almost always the real problem. That means checking and repairing bathroom exhaust performance, clearing blocked air conditioning condensate drains, resealing failed shower silicone, and fixing window and door seals that let moist air sit against a cold surface. Surface cleaning without fixing the cause just moves the problem to next month.

When should I schedule storm season preparation?

September or early October, before the first serious storms arrive. That gives time to clear gutters and downpipes, check roof flashings and window seals, secure or remove loose outdoor furniture, and confirm that drainage around the property actually runs away from the building. Booking in November means competing with everyone whose gutter has already overflowed.

Do you work on older Queenslanders and character homes?

Yes, and they are some of our more interesting jobs. Timber homes need adjustment rather than force: rehanging and easing doors that have swelled, freeing casement and sash windows, repairing VJ walls and skirtings, and maintaining decks and stairs that live outdoors in a subtropical climate.
